Nathan Vaughan

Investor - Managing Partner

Born and raised in Fort Worth, Texas, Nathan relocated to Charlotte, NC, in 2008 to be closer to family. After stints in the construction and insurance industries, he found his way to real estate in 2011.

Nathan's father accumulated a 36-unit apartment portfolio in Denton. As an only child, his father's cancer diagnosis encouraged him to learn the family business. In just five weeks, Nathan passed all the NCREC requirement courses and started working for a Charlotte-based residential firm as a closing coordinator. This first job, with its $350/week salary, taught Nathan the fine art of navigating, anticipating, and solving problems that can get in the way of closing deals. His path led him to another firm that focused on residential and commercial transactions. The broker in charge had aligned himself with a Canadian syndication group looking to buy multifamily complexes in North Carolina. Though Nathan did not know what P&L, NOI, or DSCR stood for, he dove in and started helping this group buy apartments in the greater Charlotte area. A lucky call on a Loopnet listing led him to his third firm, a Charlotte-based group that focused exclusively on multifamily sales in the Carolinas. Despite being green, his boss expanded on Nathan’s bootstrap education and taught him the intricacies of closing large multifamily transactions. Nathan rose to the #2 producer in the company behind the owner, achieving a closing percentage above 95%. He quickly realized running his own shop would cost less than the brokerage split he was paying; once Nathan accumulated a large enough nest egg, he left and formed Ridgewood Capital Advisors in April 2018 with a partner. 

Their first closing as a firm occurred in January 2019. As of June 2023, we are collectively under contract on our 66th transaction. Ridgewood Capital Advisors has closed 7,247 multifamily units totaling $444,351,097 in gross sales.

Alex Rossitch

Investor - Broker

 
 

Alex was introduced to real estate at a young age by his grandfather - an immigrant and veteran - who developed the first "smart office" building in Charlotte, NC. Alex's grandfather taught him that owning real estate was the best pathway to achieving financial freedom.

Alex originally found interest in what he calls "the less exciting side of real estate"; law. He completed three summer internships to narrow this interest, the last of which landed him his first job at a general commercial firm where he was party to tenant rep site selection and lease negotiation. Quickly his interest in real estate law changed to an interest in the investment side of the business.

Alex then joined his mother on a journey in the "fix and flip" single-family world, where they successfully renovated and sold 15 projects. Recognizing the potential in larger projects, Alex ventured into multifamily real estate brokerage. Determined to figure it out, Alex pulled himself up by his bootstraps and eventually negotiated his first commercial deal - Pine Wood Trace Apartments, located in Monroe, NC. After what Alex thought was a successful due diligence process, 29 days into a 30-day DD window, the buyer informed that he had not engaged his lender due to his uncertainty in the deal. Long story short, the seller denied any extensions requested by the seller. Alex experienced his first moment of a feeling we all know too well - they lost the deal. Among other lessons learned from that failure, Alex realized that the best way to avoid losing a deal would be to own the properties he was brokering.

In his three years with Ridgewood Capital Advisors, Alex has successfully sold 23 apartment communities totaling roughly $100,000,000 and has grown an investment portfolio totaling 84 units to date and climbing.

Emma Vaughan

Broker - Analyst

Emma joined the Ridgewood Capital Advisors team in 2020 immediately upon graduating from the University of North Carolina Wilmington.

Inspired by her grandfather's influence in real estate, she works closely with her father, Nathan Vaughan, in the family business. Originally on the path to Law School, the pandemic led her to shift gears, choosing real estate for its freedom and skills. Emma, being brought on to focus on client outreach with the Ridgewood Team, has achieved 800+ units closed and generated north of $80M in sales to date. Her deep connection to real estate stems from fond memories at Ridgewood Apartments in Denton, TX, reflecting her commitment to both the industry and family values.
